Should I sell my house to a cash buyer ?

It depends on your situation. A sale to a cash investor is typically much faster, simpler, and more flexible than a traditional listing. The trade-off for this convenience is that the sale price will most likely not be as high as it could be with a listed sale.

How quickly can a cash buyer close ?

Reputable and experienced investors can typically close as quickly as 5 days from an accepted offer, which is the shortest escrow that California law allows. If your property is 'underwater', however (you owe more than the home is worth), then a short sale is likely necessary and will need to be negotiated with your lender. Some investors will take on short sales, but expect a longer time to close (typically 2-6 months)

How do I stop a foreclosure ?

There are a few basic options available to stop a trustee sale on your home. If you are unable to pay the amount owed to get your mortgage back on track, you can apply for a modification with your lender or file for bankruptcy in an attempt to negotiate repayment terms and keep your home. Otherwise your options are typically to either sell or to allow the bank to take possession of the home.

Can I stop an auction last minute ?

Once a trustee sale is approaching within a few days, it can be difficult to prevent it from happening. Filing for bankruptcy will typically place an automatic stay on the foreclosure, but will require you to work with the court and your creditors on a repayment plan. The sooner you address a pending foreclosure, the more options you may have available to you.
